Year over year, Lincoln County’s typical home value fell, while asking prices moved higher. The typical home value is down more than 18 percent compared with last April, but the median list price is up over 15 percent. At the same time, the number of homes sold surged nearly 180 percent from a year ago even as active listings dropped by about a third.

Looking at April’s numbers, buyers saw a typical home value of about $315,000 alongside a much higher median list price of around $471,000. Homes moved quickly with a median of 25 days on market and only about one month of supply, signaling limited inventory despite the neutral market gauge reading.

Compared with Idaho overall, Lincoln County has lower home values but tighter inventory, with the state posting roughly 2.9 months of supply versus just one month locally. None of the recent sales closed above list price and the average sale-to-list ratio was just under 98 percent, suggesting that sellers are pricing ambitiously but often accepting slight discounts to get deals done. With homes sold increasing sharply while new listings have trended lower over the past year, both pricing strategy and timing matter.
