“Working with Lynn is the best. Her organization allowed us to close in just a few weeks. She is so well connected with local contractors that we were able to get everything we needed. Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jul 2026).
Year over year, Lincoln County’s typical home value is up modestly, while list prices have dipped slightly. Active listings are down sharply from last July, yet homes are closing at prices very close to list, with an average sale-to-list ratio near 100 percent. Compared with Idaho overall, Lincoln County’s home values sit lower, and inventory is higher relative to the pace of recent sales.
In the latest monthly snapshot for July 2026, there were 15 active listings, 6 new listings, and just 2 homes sold. Months of supply has climbed to more than six months, a sizable jump from earlier in the year and notably higher than the state’s roughly three months of supply.
Homes are moving more quickly than a year ago, with the median days on market down significantly to about three weeks, and roughly one-third of listings are going under contract within two weeks. At the same time, the number of homes sold and pending sales are both lower than last year, and none of the recent sales closed above asking price, suggesting buyers have more room to negotiate. This mix of higher inventory, fewer sales, and stable prices points to a neutral market where conditions can favor either side depending on the property, and Agent Pronto can connect both buyers and sellers with a local agent who understands these dynamics.
Learn more about what Lincoln County has to offer.
Lincoln County offers residents a welcoming, close-knit community, abundant outdoor recreation, and practical, affordable living with easy access to essential services.
Lincoln County offers a distinctly quiet, rural lifestyle compared with busier nearby markets like Twin Falls and Camas County. Longtime farms, open skies, and small communities like Shoshone and Richfield give the area a strong sense of continuity and local pride that appeals to residents who value space, affordability, and neighborly connections.
Outdoor access shapes daily life here. The Shoshone Ice Caves draw visitors year round through their official site, while the Mammoth Cave and Shoshone Bird Museum of Natural History highlights both geology and regional wildlife. Families appreciate resources such as Shoshone School District 312 and Richfield School District 316, as well as the Lincoln County Historical Museum which anchors community identity.
Despite its rural character, Lincoln County connects efficiently to regional job centers and services, with quick access toward Jerome County, Gooding County, and the broader Magic Valley region. Local eateries, small businesses, and events at places like the Lincoln County Fairgrounds reinforce a close community feel where people tend to know their neighbors.
Because inventory can be limited and properties range widely from in-town homes to irrigated acreage, timing and preparation matter. Whether you are planning to buy or considering a sale in Lincoln County, Agent Pronto can connect you with a real estate professional who understands local conditions and can help you move at the right moment.

“Heather is the top of the game from what I've seen in other realtors in the years we've been dreaming of a home. She has excellent communication, gets things done on time and correct, has exceptional networking in the real estate community and is a pleasure to work with. Homebuying is stressful especially for first time homebuyers, but she makes it all digestible, easy to understand, and most importantly will be candid about properties rather than telling you what you want to hear. She sets the standard for realtors because she cares about what she does. I will recommend her first to any and all family and friends in my area.”

Whenever any issues arose, she addressed them promptly and effectively, ensuring that everything stayed on track. Dana was also highly proactive in identifying properties that aligned with our preferences, consistently seeking out opportunities that met our needs. On several occasions, we traveled to Twin Falls from out of state, and she was always willing to adjust her schedule to accommodate us, which made a significant difference in our experience. If you are looking to purchase a home in Twin Falls, I would highly recommend Dana. She is dedicated, attentive, and truly committed to her clients.”

Debbie was always available to answer questions, calm our nerves, and advise us on situations that we had not considered. Debbie went above and beyond by face timing the property, making a floor plan to help us plan our furniture, and guiding us to a list of local professionals that also were extremely helpful, accommodating, and pleasant. She has been very welcoming. I feel like I have a new friend. I would highly recommend Debbie Taylor!”
