July’s finalized data reported the typical value of a home in the city to be $345,000—down 3.5% over the previous 12 months. For comparison, county-level data pegged home values at $370,000 in Will County for the most recent reporting period. That number is expected to float around $365,000 in August.
Bolingbrook had 106 new listings and 94 listings that went under contract in July, increasing the area’s total available inventory to 195—up 9.55% from the previous month. Inventory is projected to have further increased in August.
Of those 195 active listings, 22.56% reduced their price in the month of July. The median listing price for homes in Bolingbrook fell 1.72% from June to July, bringing the current median listing price to $368,450. Based on projected data for August, listing prices may continue to fall.
