December’s finalized data reported the typical value of a home in the city to be $369,540—up 16.39% over the previous 12 months. For comparison, county-level data pegged home values at $359,950 in Will County for the most recent reporting period. That number is expected to float around $361,670 in January.
Lockport had 14 new listings and 19 listings that went under contract in December, decreasing the area’s total available inventory to 68—down 24.44% from the previous month. Inventory is projected to have further decreased in January.
Of those 68 active listings, 17.65% reduced their price in the month of December. The median listing price for homes in Lockport grew 7.77% from November to December, bringing the current median listing price to $374,490. Based on projected data for January, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In December 2025, the median time for a listed property to go pending was 52 days, compared to 54 days in December 2024.
