The typical home value in Chicago Ridge is projected to be $127,250 for the month of December. November’s finalized data reported the typical value of a home in the city to be $156,750—down 23.91% over the previous 12 months. For comparison, county-level data pegged home values at $350,000 in Cook County for the most recent reporting period. That number is expected to float around $345,000 in December.
Chicago Ridge had 11 new listings and 19 listings that went under contract in November, decreasing the area’s total available inventory to 43—down 17.31% from the previous month. Inventory is projected to have further decreased in December.
Of those 43 active listings, 16.28% reduced their price in the month of November. The median listing price for homes in Chicago Ridge grew 31.01% from October to November, bringing the current median listing price to $260,000. Based on projected data for December, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 67 days, compared to 86 days in November 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this December.
