Summit’s rolling three-month data through April 2026 shows home values are holding essentially flat compared with a year ago, with the typical home value up only a fraction. At the same time, the share of homes selling above list price has dropped about 40 percent year over year, signaling less frequent bidding wars than buyers saw previously.

Inventory conditions have shifted noticeably during this period, with months of supply rising to 6.1, more than triple last year’s level. Even with that increase in supply, active listings are down over 12 percent year over year to 34, and homes are taking much longer to sell, with median days on market up more than threefold to 55 days.

Looking at recent activity, the rolling three-month snapshot shows 10 homes sold and 22 pending sales, but closed sales are down about 36 percent from a year earlier. New listings are up slightly year over year by just over 6 percent, while the average sale-to-list price ratio has eased to roughly 97 percent, reflecting modest negotiation room for buyers.
