Inventory in New City has tightened over the past year, with active listings down more than 18 percent in this rolling three-month view. New listings have fallen even faster year over year, dropping about a third, which helps explain why months of supply has risen to 5 despite fewer homes on the market. Sellers are seeing a bit less pricing power than before, as only about one in five sales close above list and the average sale-to-list ratio sits just over 96 percent.

Homes are taking notably longer to go under contract, with the median days on market jumping compared with last year and now near three months. That extra time on market, combined with balanced supply, suggests buyers have more room to negotiate even though New City is still classified as a seller’s market.
