With homes spending a median of 68.5 days on the market, selling more than 25% faster than just a month earlier, activity is tightening even as overall sales volume has cooled.
Prices are reacting to this low supply and quicker pace. The typical home value has climbed to roughly $276,000, up a steep 39.04% over the past year and 8.24% in just one month, even though the median list price slipped about 1.61% to $245,000 as some sellers priced more cautiously. About one‑third of recent sales closed above list price, and the average sale‑to‑list ratio sits near 0.98, underscoring that buyers still bid close to asking in many deals.
Compared with Chicago overall, where typical values are around $411,050, New City offers lower entry prices today but is seeing faster appreciation, with values projected to reach about $286,500 next month while Chicago edges toward $421,825. Inventory is also much tighter locally, with only about 60 active homes versus more than 6,200 citywide, supporting New City’s current status as a seller’s market.
