Year-over-year, typical home values on the Far Southeast Side are slightly lower, even as much of Chicago has seen prices rise. The rolling three-month median sale price is down compared with a year ago, while Chicago’s overall prices are up more than 7 percent. At the same time, homes sold in this area are up more than 12 percent from last year, showing stronger activity even with softer prices.
This rolling three-month period also shows a modest dip in inventory compared with last year, with active listings down slightly and new listings roughly flat. Months of supply has fallen sharply over the year, from closer to six months in earlier years to just 4.3 months now, supporting the current seller’s market label even though it is looser than Chicago’s 2.8 months of supply.
