Over the past year, typical home values on the Far Southeast Side have slipped about 5.5 percent, landing near $189,000 in March 2026. That contrasts with the broader Chicago market, where typical values are around $411,050 and up 4.46 percent year over year. New listings have also thinned out, down roughly 11.85 percent from last year, which shapes how buyers and sellers approach the area.
In the latest month, homes were on the market a median of about 76.5 days, nearly 9 percent faster than a year ago even though days on market ticked up slightly month over month. About 31 percent of recent sales closed above list price, and sellers are receiving roughly 97.4 percent of their asking price on average, pointing to selective but solid demand in this seller’s market with a gauge reading of 12.
Current inventory sits near 683 homes and has dipped more than 6 percent since last year, while new listings totaled about 573 and pending sales reached around 575. Median list prices have edged up to roughly $199,900, a 2.51 percent monthly increase, and are projected to rise to about $202,350 next month, even as typical home values are expected to ease to around $186,000 with inventory holding steady.
