Year over year, Near North Side home values have climbed, with the typical sale price up about 5.5 percent compared with the same rolling three-month period last year. Listing activity has tightened at the same time, as active listings are down more than 15 percent from a year ago even though Chicago overall has seen a much smaller decline.
