Year over year, Near North Side home values in this rolling three-month window have risen, with the typical home value up about 7 percent to roughly $480,000, outpacing the broader Chicago median. Listing inventory has tightened compared with a year ago, with active listings down about 17 percent while the city as a whole saw a much smaller decline.

Looking at the latest rolling period ending in May 2026, buyers are seeing more options than just a few months ago, as active listings climbed nearly a quarter from early spring to around 1,700 homes. At the same time, months of supply has fallen sharply from about 4.8 to 3.3, reinforcing the area’s current seller’s market conditions.

Demand has picked up in the most recent three-month stretch, with homes sold jumping more than 60 percent since March and pending sales up over 25 percent.
