Over the latest rolling three-month view ending in April 2026, Diamond’s home values are down compared with a year ago, with the typical home value falling about 9 percent year over year. Median list prices have declined even more sharply, dropping roughly 25 percent from the same period last year. At the same time, the share of homes selling above list price has climbed by more than a third, pointing to selective strong demand for well-priced properties.

Recent activity shows a small but active market. Only four homes sold in this period and seven went under contract, while there were 11 active listings and nine new listings coming to market. Typical homes are now spending about 42 days on the market, a steep improvement from a year ago when it took much longer for listings to go under contract.

Inventory conditions have shifted notably, with months of supply rising to about 4.6, up more than 160 percent from a year earlier, which gives buyers more options than they had last spring. Even with that added supply, pricing power has held steady, as the average sale-to-list ratio is just above 100 percent and about half of recent sales closed above asking price.
