December’s finalized data reported the typical value of a home in the city to be $575,000—down 4.47% over the previous 12 months. For comparison, county-level data pegged home values at $359,950 in Will County for the most recent reporting period. That number is expected to float around $361,670 in January.
Frankfort had 9 new listings and 8 listings that went under contract in December, decreasing the area’s total available inventory to 32—down 41.82% from the previous month. Inventory is projected to have further decreased in January.
Of those 32 active listings, 9.38% reduced their price in the month of December. The median listing price for homes in Frankfort grew 30.97% from November to December, bringing the current median listing price to $719,000. Based on projected data for January, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In December 2025, the median time for a listed property to go pending was 63 days, compared to 35 days in December 2024.
