Inventory in Peru is showing mixed signals in this rolling three-month view. Active listings are down nearly 17% year over year, even though they recently climbed to 47. At the same time, homes sold over the period have fallen sharply, with closings down about 47% from a year ago, pointing to slower overall transaction volume.
Contract activity reflects this softer pace, as pending sales are running roughly 36% lower than last year. New listings, however, have edged up slightly year over year, and months of supply has surged to about 4.1 months, more than tripling compared with the same period a year earlier, which suggests buyers have more options and slightly more negotiating room than before.
Prices are adjusting to these conditions. The typical home value is a bit lower than a year ago, while the median list price has risen more than 13% year over year, indicating a gap between seller expectations and recent sale prices. Homes are still moving, with a median of 47 days on market and about one-third selling above list, even though that above-list share is down from last year.
