May’s finalized data reported the typical value of a home in the county to be $195,750—up 73.23% over the previous 12 months. For comparison, state-level data pegged home values at $319,400 in Illinois for the most recent reporting period. That number is expected to float around $322,750 in June.

Warren County had 6 new listings and 4 listings that went under contract in May, decreasing the area’s total available inventory to 23—down 14.81% from the previous month. Inventory is projected to have further decreased in June.

Of those 23 active listings, 26.09% reduced their price in the month of May. The median listing price for homes in Warren County grew 73.79% from April to May, bringing the current median listing price to $258,950. Based on projected data for June, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year. In May 2025, the median time for a listed property to go pending was 56 days, compared to 18 days in May 2024. However, in recent months the median number of days from listed to pending appears to be falling. That trend is predicted to have carried through to this June.
