Prices have shifted dramatically over the past year. The typical home value over the latest three-month window is around $259,870, which is more than four times higher than a year earlier. At the same time, homes are selling much faster than they did last year, with the median days on market dropping from 23 days in late 2023 to 12 days now in this rolling view.
Sellers are still achieving prices very close to what they ask for, with an average sale-to-list ratio just under 100 percent. However, none of the recent sales closed above the list price, showing buyers are not routinely bidding up properties beyond asking. With a seller’s market reading and thin inventory over time, conditions can feel tight and fast-moving.
