Inventory in Elkhart County has expanded recently, with active listings up nearly 19 percent month over month and almost 10 percent year over year. New listings also climbed, rising about 18 percent from last month, which helped push homes sold up more than 23 percent over the same period. Pending sales jumped nearly 20 percent month over month and almost 16 percent compared with last year, showing that buyer demand is keeping pace with the additional supply.

Prices are responding firmly to this activity. The typical home value is just over $275,000, up more than 7 percent from April and about 10 percent higher than a year ago, while the median list price is up nearly 6 percent annually. Homes are moving faster, with the median days on market dropping from 27 in April to just 15 in May, and months of supply holding under two months, which is tighter than Indiana’s 2.5 months overall.

Seller leverage is evident in how homes are closing relative to asking prices. About a third of recent sales closed above list price, up from roughly a quarter the month before, and the average sale-to-list ratio is close to 100 percent. Despite strong seller conditions, buyers are seeing more options as listings increase and sales volumes grow.
