List prices moved the other direction, with the median list price jumping to $119,000 in February and projected to reach about $143,550 in March as sellers test higher asking prices.
Only about 12.5% of recent sales closed above list price, and the average sale-to-list ratio of 0.90 suggests buyers often have room to negotiate. Even so, overall conditions lean toward sellers, reflected in a seller’s market gauge of 18 and relatively tight inventory that is 8.0% lower than a year ago.
