Grant County is seeing more homes available, with active listings up about 30 percent from last year and totaling 270 in July. New listings also jumped more than 30 percent year over year, signaling that more owners are putting properties on the market. Even with this added supply, months of inventory sits at 2.8, matching the Indiana average and keeping conditions tilted toward sellers.

Prices are reacting to both the increased inventory and steady demand. The typical home value in July was about $150,500, roughly 8 percent higher than a year ago even though it dipped slightly from June. Homes are still more affordable than the state overall, with Grant County’s median sale price well below Indiana’s roughly $284,000.

Sales activity has picked up compared with last year, as closed sales rose nearly 18 percent and pending contracts climbed almost 20 percent. At the same time, homes are taking longer to sell, with median days on market up sharply to 48, and only about 19 percent of sales closing above list price while the average sale-to-list ratio edged down to about 95 percent.
