Grant County is seeing more homes available, with active listings up nearly 30 percent over the past year and sitting at 264 in May. New listings also jumped about 30 percent year over year, adding fresh options for buyers. Even with this added supply, months of inventory is a lean 2.6 months, keeping conditions tilted toward sellers.

Pricing has been responding to this activity. The typical home value reached about $174,000 in May, up roughly 12 percent from a year earlier, while the median list price has edged only slightly higher year over year. Compared with the statewide median sale price of around $280,000, Grant County continues to offer more affordable options within Indiana.

Homes are taking longer to move than they did last year, with median days on market now around 41 days even as about 43 percent of listings go under contract within two weeks. Only about one in five sales closed above list price in May, and the average sale-to-list ratio of just over 97 percent suggests buyers have some room to negotiate.
