Eastside’s rolling three-month data through May 2026 shows prices edging higher month over month, with the typical home value up nearly 10 percent and homes sold jumping more than 60 percent. Inventory also expanded, as active listings rose over 20 percent while months of supply tightened to 2.7, signaling that new options are being absorbed fairly quickly.

Compared with a year ago, prices are slightly lower while sales activity is higher. Homes sold climbed more than 30 percent year over year, and new listings are up by mid-teens percentages. At the same time, median list prices and typical home values are each down just under 2 percent from last year.

Buyer and seller behavior is shifting as conditions evolve. The median days on market has stretched to about three and a half weeks, far above the pace a year ago, yet roughly half of homes still go off market in two weeks or less. Only about one in five sales close above the asking price, and the average sale-to-list ratio of just over 98 percent points to modest negotiation room for buyers.
