Eastside home trends in February 2026 showed some notable month-over-month shifts, with the typical home value moving down about 12.27% to around $170,000 even as the median list price held steady near $184,200, ticking up just 0.11%. Homes also spent more time on the market compared with the prior month, with median days on market rising 63.64% to 18 days, signaling that buyers are taking a bit longer to commit.

Inventory dynamics changed quickly as well. The number of homes for sale fell 32% from the previous month to just 17 active listings. Yet new listings edged up year over year by 3.45% to 30 homes. Pending sales softened, down 12.12% from last year to 29, while only about 4.76% of recent sales closed above the list price.

Looking at the bigger picture, Eastside’s typical home value is up 6.25% from a year ago, contrasting with Indianapolis overall, where typical values near $240,000 are down 3.23% year over year. The neighborhood is still classified as a seller's market, supported by limited inventory both now and in the projection of only 13 homes on the market in March 2026.
