Kosciusko County is seeing relatively lean inventory with about 160 homes for sale and just 3 months of supply, pointing to a seller’s market. Buyer activity is solid, with 59 pending sales in February and 53 new listings coming on to replace them. Homes are taking longer to move, though, sitting a typical 50 days on the market, which is up more than 16 percent from the prior month and 25 percent over last year.

Prices are adjusting to this mix of tighter supply and slower pace. List prices are also edging higher, reaching a median of $324,450 in February, with a projected $334,675 for March if current trends hold.

Despite firm pricing, buyers are still finding some room to negotiate, as about 25.6 percent of listings saw a price drop and roughly 22.6 percent of sales closed above the asking price. The average sale-to-list ratio is essentially at parity at 1.00, showing that final prices are landing very close to what sellers are asking.
