Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Kosciusko County is seeing steady activity with 332 homes on the market in May and 114 new listings coming up for sale. Closings slipped to 87 homes sold, while pending sales jumped to 120, signaling stronger contract flow than a month earlier. With 2.9 months of supply and a seller’s market label, inventory is still relatively tight even as it edges higher.

Price trends are pushing upward as demand works through that limited supply. The typical home value reached about $312,000 in May, rising more than 20 percent compared with a year ago, and the median list price is up around 9 percent year over year. Homes are also moving faster, with the median days on market dropping to just over a month, down sharply from earlier in the year.

Conditions in Kosciusko County are somewhat tighter than in Indiana overall, where the state shows about 2.5 months of supply and a smaller gain in typical sale prices. Only about 23 percent of local homes sold above list in May, and the average sale-to-list ratio sits just under 98 percent, suggesting buyers still have room to negotiate even as prices climb. Buyers and sellers who want to navigate these shifting dynamics can turn to Agent Pronto to connect with a knowledgeable local agent who understands this market.
