Year over year, Marshall County’s home values have inched up while prices across Indiana have grown a bit faster. The typical home value in the county is up about 2% from last May, compared with roughly 4% statewide. Median list prices are rising more quickly locally, climbing about 8% over the past year.

In the latest May snapshot, buyers faced a median list price of about $294,000, with homes typically valued around $249,000. Inventory tightened compared with last year, with active listings down about 11% and months of supply at 2.1, below the state’s 2.5 months, reinforcing Marshall County’s seller’s market label.

Sales activity has picked up sharply, with homes sold jumping about 36% year over year even as new listings fell more than 40%. Homes are taking longer to sell than a year ago, at a median of 38 days on the market, yet more than 30% are still closing above the list price and the average sale-to-list ratio is just over 97%.
