The typical home value around $221,800 is down more than 13% from last month and about 3% from a year ago, while the median list price is up roughly 11% year over year, showing sellers are still testing higher asking prices. About 22% of homes sell above list and the average sale-to-list ratio sits just under 98%, indicating buyers have some room to negotiate but not dramatically.
