Inventory in Peru has expanded in this rolling three-month view, with active listings up more than 30 percent from a year ago. New listings have also climbed by roughly a quarter year over year, giving buyers more options than last summer. Even with this added supply, homes are still moving, with 42 properties sold over the period and nearly two in five going off the market within two weeks.
Prices are reacting to these shifts but still show solid growth compared with last year. The typical home value over the latest three months is up nearly 15 percent year over year, while the median list price has risen about 4 percent in the same timeframe.
Market balance is tilting toward sellers, reflected in about 3.6 months of supply and a seller’s market gauge reading. Homes are selling close to asking price, with an average sale-to-list ratio just over 97 percent and nearly 22 percent of sales closing above list. At the same time, median days on market have shortened notably from earlier in the year, suggesting buyers need to be prepared when the right home appears.
