Inventory in Peru has expanded in this rolling three-month view, with active listings up more than 30 percent from a year ago. Homes sold have also risen by nearly the same pace year over year, signaling steady buyer interest. New listings are up over 30 percent compared with last year, and pending sales are higher as well, showing that many of these homes are moving into contract rather than just sitting on the market.
Pricing is adjusting to this stronger flow of activity. The typical home value is up more than 25 percent compared with a year ago, even as the median list price has risen more modestly. Sellers are still securing, on average, close to 98 percent of their list price, reflecting solid demand without runaway bidding.
