Year-over-year, Black Hawk County home values have climbed, with the typical home value up more than 12 percent and the median list price rising about 15 percent. Sales activity is also stronger than last year, as homes sold increased over 11 percent and new listings grew nearly 17 percent. Pending sales are up almost 18 percent compared with a year ago, underscoring solid buyer demand.

In the latest May 2026 snapshot, the typical home value stands around $242,000, while sellers are asking a median of about $247,000. Homes are moving quickly at a median of 11 days on market, even though that figure is much higher than a year ago, when properties were selling in just a couple of days. Inventory has risen to 487 active listings, yet months of supply sits at only 1.7, reinforcing Black Hawk County’s seller’s market designation.

Conditions here look tighter than in Iowa overall, where the state has roughly three months of supply and a more modest 2 percent annual increase in median sale price. Despite that tightness, only about 28 percent of recent local sales closed above list price, down from higher shares seen last year, and the average sale-to-list ratio is just under 99 percent.
