Inventory in Buchanan County is tight but edging higher. Active listings in May reached 60, up slightly from April and yet still down more than 17% from a year ago. At the same time, homes sold jumped 75% month over month to 21, and pending sales climbed more than 35%, signaling stronger contract activity as spring progressed.
Pricing is adjusting as this pickup in activity plays out. The typical home value was about $192,000 in May, down roughly 9% from April and about 4% lower than last year, while the median list price also sits several percent under its year-ago level despite a sharp monthly increase. Homes are taking longer to sell than a year ago, with the median days on market at 29 compared with much faster sales last May, yet months of supply is only 1.8, well below Iowa’s 3 months and consistent with the county’s seller’s market label.
Multiple-offer situations appear selective rather than widespread. Only about one in four homes sold above list price in May, even though the average sale-to-list ratio has inched up to just under 98%, suggesting most sellers are still achieving very close to asking.
