Franklin County’s housing market has cooled in price compared to last year, even as sales activity has picked up. The typical home value in June was down sharply year over year, while homes sold increased more than 35 percent. At the same time, active listings dropped nearly a quarter from a year ago, tightening available inventory.

June’s numbers show a seller-leaning environment with some mixed signals for pricing. Homes spent a median of just 15 days on the market, more than 50 percent faster than in May, and about 57 percent of listings went off the market within two weeks. Months of supply held at 1.7, below the Kansas average of 2.3 months, indicating fewer options for buyers locally than in the state overall.

Pricing dynamics look nuanced for both sides of the table. The median list price in June edged up slightly from May, and the share of homes selling above list jumped to about one-third of all sales, with an average sale-to-list ratio just under 100 percent. Yet typical home values in Franklin County remain well below the Kansas median sale price, suggesting buyers may still find relatively more affordability here even as competition has intensified.
