Year over year, Orleans Parish home values and prices have climbed while inventory has tightened. The typical home value is up a bit more than 5 percent, and the median list price has jumped over 15 percent compared to last August. Active listings are down around 6 percent from a year ago, and months of supply has fallen by nearly half, even though conditions still favor buyers overall.

With 7.3 months of supply, Orleans Parish is looser than the broader Louisiana market, which sits closer to 4.8 months of supply. Only about 11 percent of homes are selling above asking price, and the average sale-to-list ratio is just under 96 percent, signaling room for negotiation.
