Compared with Columbia’s 126 active listings, this neighborhood offers a much smaller pool of options, which helps explain why the market gauge still points to a seller’s market.
Prices are adjusting as this activity plays out. The typical home value in Kings Contrivance is about $480,500, which is lower than Columbia’s $493,000 and down 9.77 percent from last year. At the same time, the median list price sits higher at $549,950, and about 50 percent of recent sales closed above asking, supported by an average sale-to-list ratio just over 1.00.
