October’s finalized data reported the typical value of a home in the neighborhood to be $1,065,500—up 16.45% over the previous 12 months. For comparison, county-level data pegged home values at $810,000 in Middlesex County for the most recent reporting period. That number is expected to float around $827,500 in November.

Arlington Heights had 32 new listings and 27 listings that went under contract in October, decreasing the area’s total available inventory to 15—down 16.67% from the previous month. Inventory is projected to have further decreased in November.

The median listing price for homes in Arlington Heights fell 4.59% from September to October, bringing the current median listing price to $1,049,500. Based on projected data for November, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
