Inventory is expanding in Middlesex County, with active listings up sharply from last month and also higher than a year ago. New listings climbed nearly 40 percent month over month, and months of supply edged up to 2.8, matching the broader Massachusetts level and signaling more options without shifting out of a seller’s market.
Contract activity is keeping pace with this added supply, as homes sold jumped more than 25 percent from March and pending sales also rose. Even with more properties to choose from, a majority of homes are still going under contract quickly, and roughly two-thirds are off the market within two weeks, reflecting steady buyer demand.
Prices are adjusting gradually to these changing conditions, with the typical home value rising about 4 percent from last month but slipping slightly year over year. Sellers are still seeing strong results, as the average sale-to-list ratio is just under 102 percent and about half of homes are closing above the asking price, even though that share is lower than a year ago.
