Georgetown is seeing more homes coming on the market in this rolling three-month view. Active listings are up more than 11% year over year, with 53 properties available. New listings have increased even faster, rising about 26% from a year ago, and pending sales are up nearly 29%, signaling stronger contract activity.

The typical home value over the past three months is down about 6% year over year, while the median list price has eased roughly 4% in the same period, suggesting sellers are pricing more in line with buyer expectations. Despite that softening, the average sale-to-list ratio sits above 103%, so many properties are still drawing strong offers.
