Charlton’s rolling three-month data shows home values rising solidly compared with a year ago. The typical home value is up more than 10 percent year over year, while the median list price has climbed by about 12 percent. At the same time, homes are taking longer to sell than they did last spring, with the current median days on market at 52.

In the latest three-month period ending in April 2026, buyers have more options than last year, as active listings are roughly flat year over year but months of supply has surged more than 75 percent to 4.3. Even with that extra inventory, pricing power is still strong, with homes selling at about 100 percent of list price on average and just over a quarter closing above asking. Sales volume has cooled, with homes sold down more than 16 percent from a year ago and pending sales off slightly, suggesting some buyers may be stepping back or taking longer to commit.

Shorter marketing times compared with a few months ago and a rising share of homes going under contract quickly point to certain well-priced properties still drawing brisk interest. Yet the combination of higher inventory and fewer closed sales gives buyers a bit more room to compare options and negotiate. Sellers, meanwhile, need to price carefully and prepare their homes well to stand out.
