Worcester County is seeing more homes come on the market and move into contract, signaling an active spring season. Active listings are up more than 15 percent from last month and about 21 percent year over year, while pending sales have jumped roughly 20 percent month over month and 12 percent compared with last year.

Pricing has softened slightly even as activity picks up. The typical home value is down about 6 percent from April and nearly 3 percent from last May, and the median list price has also dipped a bit on both a monthly and yearly basis.

Compared with Massachusetts as a whole, Worcester County offers lower prices and similar overall supply, with months of supply matching the statewide figure at 2.5.
