Calhoun County is seeing more homes come to market, giving buyers a bit more to choose from. Active listings are up about 16% from last year, with 457 properties on the market in May and months of supply rising to 2.3. Even with this added inventory, homes are not sitting long, as the median time to go under contract is just 23 days.

New listings jumped roughly 30% year over year, while pending sales climbed about 12%, showing that buyer demand is still meeting the increased supply. Closings have slowed compared with a year ago, with homes sold down nearly 12%, suggesting some buyers may be taking longer to commit or are being more selective.

Prices are adjusting to these conditions. The typical home value is around $184,000, down about 5% from last year, while the median list price has moved higher by roughly 14%, indicating sellers are testing stronger asking prices even as sale prices ease. Only about one in five homes sold above list in May and the average sale-to-list ratio is just under 98%, pointing to modest room for negotiation.
