Calhoun County is seeing more homes hit the market, with active listings up sharply from last year and now at 561. New listings have climbed over 21 percent year over year, while pending sales are only modestly higher than a year ago. With months of supply jumping about 77 percent year over year to 2.8, buyers have more options than they did last September, even though conditions still lean toward sellers.
Prices are responding to this mix of higher inventory and steady demand. The typical home value has risen nearly 12 percent year over year, and the median list price is up a similar 12 percent pace, outpacing Michigan overall, where sale prices are up just over 3 percent. Homes are taking longer to sell than a year ago, with median days on market up 16 percent to 34 days, and the share of properties selling above list has slipped to about 18 percent.
Momentum over the past few months shows a market in transition. Compared with late spring and early summer, sales volumes have cooled and homes are no longer moving in under two weeks on average, but buyers are still paying close to list price with an average sale-to-list ratio just over 97 percent.
