Inventory in Brightmoor has expanded notably in this rolling three-month view, with about 80 active listings and supply up sharply from a year ago. Months of supply has climbed to 13.3, far above Detroit’s 7 months, signaling more options for buyers. At the same time, contract activity has cooled, with homes sold down more than 50 percent year over year and pending sales also lower than a year ago.

Pricing is showing a different pattern, firming even as sales volumes slow. The typical home value over the past three months is up roughly 25 percent compared with a year earlier, and the median list price is also higher year over year despite some recent month-to-month softness.

Homes are taking longer to move, with median days on market around 64, up dramatically from the same period last year, and only about 9 percent of sales closing above list price as the average sale-to-list ratio hovers near 92 percent.
