South of Six’s rolling three-month snapshot through April 2026 shows prices easing while activity cools slightly. The typical home value and median sale price are down roughly 4 to 5 percent from the prior three-month period, and the median list price also slipped by a similar margin, signaling sellers may be adjusting expectations in response to buyers’ budgets.

Inventory and pace are shifting at the same time. Active listings are up more than 50 percent compared with a year ago, yet homes are spending far longer on the market, with median days on market soaring year over year and now sitting at 56 days. Months of supply has more than doubled over the past year to about three months, a sign that conditions are moving closer to balance even though the area is still labeled a seller’s market.

Looking at demand and pricing power, the share of homes selling above list has fallen nearly 15 percent from last year, and the average sale-to-list ratio has ticked down to just under 95 percent. Homes sold and pending sales are only slightly higher than a year ago, so modest demand is meeting expanded supply. Compared with the wider Detroit market, where prices have inched up year over year, South of Six appears relatively more affordable and slower-moving.
