Price trends show steady upward pressure rather than sharp spikes. The typical home value is about $414,000 and has risen modestly year over year, while the median list price is slightly higher and up compared with last year as well. At the same time, buyers have more options than a month ago, with active listings up more than 15 percent month over month and modestly higher than a year ago, and new listings also increasing.

Homes sold climbed more than 10 percent from a year ago, and pending sales are up by a similar share, while about 38 percent of recent sales closed above the asking price and the average sale-to-list ratio is just over 100 percent. Many properties go under contract quickly, with nearly two thirds coming off the market within two weeks.
