The typical home value in Shiawassee County is projected to be $240,550 for the month of November. October’s finalized data reported the typical value of a home in the county to be $219,950—up 18.57% over the previous 12 months. For comparison, state-level data pegged home values at $275,000 in Michigan for the most recent reporting period. That number is expected to float around $270,450 in November.
Shiawassee County had 88 new listings and 89 listings that went under contract in October, decreasing the area’s total available inventory to 135—down 6.25% from the previous month. Inventory is projected to have further decreased in November.
Of those 135 active listings, 37.78% reduced their price in the month of October. The median listing price for homes in Shiawassee County fell 4.96% from September to October, bringing the current median listing price to $192,400. Based on projected data for November, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In October 2025, the median time for a listed property to go pending was 28 days, compared to 33 days in October 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this November.
