Ingham County is currently tilted toward sellers, with the local gauge reading a seller's market at 26 out of 100. Months of supply sit at 2.4, under the 5–6 months often associated with a more balanced market. Inventory is also tighter than the Michigan average, where months of supply are 2.9.

Prices have been climbing, with the typical home value around $213,000 and up about 7 percent from a year ago. Sellers are testing higher price points as the median list price has jumped more than 16 percent year over year. Activity is brisk but not frenzied. Half of recent sales closed above list price and homes are going under contract in a median of 30 days, even though that is considerably slower than a year ago. There are 1,021 active listings, up slightly from last year, yet homes sold in May were down about 14 percent year over year, signaling more selection but more cautious buyers.
