In the latest monthly snapshot, inventory edged higher, with active listings up slightly from last year and sitting around 1,341, while months of supply is a lean 2.2 months versus 2.8 months statewide, underscoring a tilted seller’s market. At the same time, new listings climbed more than 7 percent year over year, giving buyers somewhat more choice even as conditions still favor sellers.
Sales activity shows mixed signals, as homes sold rose about 5 percent year over year but pending sales dropped more than 13 percent, hinting at some recent cooling in buyer commitments.
