Inventory in Rockford has shifted notably in this rolling three-month view. Active listings are down nearly 16% from a year ago, yet months of supply has climbed to about 3.8, more than tripling year over year. At the same time, homes sold have dropped over 40% compared with last year, and pending sales are down more than 30%, signaling slower contract flow despite more relative breathing room for buyers.

Yet the combination of higher months of supply and fewer closed sales points to a seller’s market that is less frenzied than in prior years.
