St. Francis home values in this rolling three-month view are up compared with last year, with the typical home value rising about 7 percent year over year. Listing prices grew even faster, climbing roughly 11 percent from a year ago. At the same time, the share of homes selling above list has eased compared with last year, pointing to slightly less intense bidding.

Inventory has expanded notably, with active listings up by more than 50 percent year over year while new listings increased at a slower pace. Even with more homes on the market, supply is still lean at about 2.4 months of inventory, reinforcing its seller’s market label. Buyer activity is also stronger than a year ago, as homes sold rose more than 40 percent and pending sales jumped over 50 percent in this rolling three-month period.

Homes are taking longer to sell than they did a year ago, with a median of 40 days on market in the latest data, yet nearly half of listings still go off the market within two weeks. Sale prices are closely aligned with asking prices, with the average sale-to-list ratio just under 100 percent.
