New listings also climbed sharply from June, rising about 18 percent and sitting modestly above last year. Properties are moving faster than earlier in the year, with the median days on market down from 84 in June to 72 in July, even as roughly one quarter of homes still go off-market within two weeks.

Pricing is adjusting to this mix of higher inventory and solid demand. The typical home value around $373,000 is down sharply from June and almost 7 percent below last year, yet the median list price has edged higher both month over month and year over year, suggesting sellers are still testing the upper end of the market. Sellers are achieving about 95 percent of list price on average, and just over half of homes sell above asking.
