Miller County is seeing more homes on the market, with active listings up about 16% year over year and sitting at just under 200 properties. Closed sales have jumped sharply, rising nearly 70% from a year ago, while pending sales are up by a similar margin. New listings, however, are slightly lower than last year, so fresh options are arriving more slowly than the pace of contracts.

Inventory has tightened compared with last year, with months of supply dropping to around three and a half, below the Missouri average of about three months. Homes are also moving faster, as the median days on market has fallen significantly from earlier in the year, now hovering in the low 50s.

Pricing is adjusting to these conditions, with the typical home value down roughly 18% from a year ago and the median list price also trending about 6% lower year over year. Sellers are negotiating more, as the average sale-to-list ratio is just under 94% and virtually no recent sales have closed above asking price.
