Year over year in May, typical home values in St. Charles County inched up a bit faster than the state, rising about 3.7% compared with nearly 5% growth across Missouri. Listing prices climbed more sharply, up more than 9% from a year ago, signaling sellers’ growing confidence even as new listings fell more than 12% over the same period.

In the latest monthly snapshot, May’s typical home value and median list price both hovered around the high $380,000s, while the market stayed tilted toward sellers with just 1.7 months of supply. Homes spent a median of 11 days on the market, only slightly slower than last year, and the share selling above list price eased to about 43%, suggesting buyers are still bidding assertively but with a bit more restraint than before.

Looking at activity, May saw 515 homes sold, down a few percent from last year, yet pending sales were up nearly 15% year over year, hinting at a solid pipeline of upcoming closings. With about 1,500 active listings, buyers have a bit more to choose from than a year ago, but a sale-to-list ratio just over 101% underlines that this is still a clear seller’s market.
