February's finalized data reported the typical value of a home in the city to be $359,000—up 10.16% over the previous 12 months. For comparison, county-level data pegged home values at $378,000 in Cascade County for the most recent reporting period. That number is expected to float around $392,380 in March.

Great Falls had 64 new listings and 71 listings that went under contract in February, and this decreasing trend left the area's total available inventory at 179—down 6.28% from the previous month. Inventory is projected to decrease in March.

Of those 179 active listings, 19.55% reduced their price in the month of February. The median listing price for homes in Great Falls fell 0.28% from January to February, bringing the current median listing price to $351,000. Based on projected data for March, listing prices may continue to fall.
