“Tim knew what type of home I needed as a single mom of two. I found homes in multiple different zip codes I was interested in and let time know. We went a looked at all the homes on my list. Tim spent plenty of time at the homes we visited checking the exterior and interior structures for any problems/issues. October’s finalized data reported the typical value of a home in the city to be $319,000—down 12.71% over the previous 12 months. Great Falls had 70 new listings and 67 listings that went under contract in October, decreasing the area’s total available inventory to 205—down 1.44% from the previous month. Inventory is projected to have further decreased in November.
Of those 205 active listings, 26.34% reduced their price in the month of October. The median listing price for homes in Great Falls grew 3.44% from September to October, bringing the current median listing price to $331,000. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
