Great Falls had 70 new listings and 67 listings that went under contract in October, decreasing the area’s total available inventory to 205—down 1.44% from the previous month. Inventory is projected to have further decreased in November.
Of those 205 active listings, 26.34% reduced their price in the month of October. The median listing price for homes in Great Falls grew 3.44% from September to October, bringing the current median listing price to $331,000. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In October 2025, the median time for a listed property to go pending was 51 days, compared to 54 days in October 2024.
