Red Lodge’s rolling three-month data shows home values cooling from last year. The typical home value is down more than 12% year over year, yet the median list price is up double digits over the same period. At the same time, active listings have fallen by more than 40% compared with a year ago, signaling fewer options on the market even as pricing trends diverge.

Conditions in the latest rolling period through April 2026 point to a slower pace. Homes are taking much longer to sell, with the median days on market jumping to 221 days and more than tripling compared with a year earlier.

Inventory has shifted as well, with months of supply at 7.5, above balanced levels but down sharply from a year ago, while only 13 homes sold and 21 new listings came on in the period. Pending sales have dropped more than 30% year over year, and no recent sales closed above list price, underscoring cautious buyer behavior and more room for negotiation. Yet about 26% of homes are still going off the market within two weeks, showing that well-positioned properties can attract quick interest.
