Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Apr 2026).

Stillwater County currently leans toward sellers, with the market gauge indicating a seller’s market even as conditions show signs of softening. Months of supply has climbed to 7.9, well above the statewide 5.5 months, signaling that buyers have more options than earlier in the year.

Prices have been adjusting, with the typical home value down sharply month over month and about 7 percent lower than a year ago, while the median list price is up more than 18 percent year over year. At the same time, homes are spending a median of 73 days on the market, a notable improvement from just a month earlier, and no recent sales have closed above list price.

On the activity front, only six homes sold in April and that total is down more than a third from last year, but pending sales have surged more than 60 percent year over year, hinting at stronger deal flow ahead. Active listings are slightly below last year even after a recent monthly increase, and new listings have fallen compared with a year ago, creating a mix of more balance and opportunity. Buyers and sellers who want to navigate these shifting dynamics can turn to Agent Pronto to connect with a local agent who understands this market.

“The amount of gratitude we have for Cari is beyond words. As first time homebuyers this was a huge feet to accomplish and Cari made sure to keep us informed, connected, and confident every step of the way. Our journey began somewhat rocky with our first lender and prospective house, but Cari provided us with an amazing contact at Stockman Bank and THE BEST INSPECTOR, at Tightline home inspections. We were house hunting a little out of town and Cari showed up for us in every way. From the inspection walk throughs, to the spam text messages I sent her throughout the day, she was absolutely amazing. We will recommend Cari time and time again. She truly puts every ounce of heart into her clients!”

She helped us find a lender, roofer, insurance, etc. We just moved to FL and didn’t know anybody and she worked so closely with us to make sure we were comfortable with every step in the process. She’s extremely responsive, a problem solver and the most lovely, kind person you could ever hope to work with. We are so grateful for everything she did for us and we absolutely love our new home!”
