Homes in East Las Vegas are taking longer to sell in this rolling three-month view, with the median days on market up to 63 days and sharply higher than a year ago. That slower pace contrasts with parts of the broader Las Vegas city market, where months of supply is slightly lower at 3.9 compared with 4.9 locally, signaling relatively more inventory in this neighborhood.

Prices have generally trended upward over the past year even as the pace has cooled. The typical home value is about 4 to 5 percent higher than a year ago, while the share of homes selling above list price has climbed to roughly one-third of sales. Sale-to-list ratios remain close to 100 percent, showing sellers are still achieving prices near asking.

Inventory is playing a big role in the current balance between buyers and sellers. Active listings are up more than 20 percent year over year, and months of supply has more than doubled over the same period, moving conditions closer to neutral even though it is still labeled a seller’s market. At the same time, homes sold and pending sales are slightly higher than a year ago, indicating steady demand in spite of slower individual sales timelines.
