Homes in East Las Vegas are taking some time to sell, with a median of about 70 days on the market in February 2026, up more than 26 percent from a year ago and about 4 percent from the prior month, which points to a slower pace than in the recent past even though conditions still favor sellers overall. Despite that slower pace, roughly 15 percent of homes sold above list price, showing that well‑priced properties can still attract strong offers.
Prices have been easing as this shift unfolds. The typical home value is around $300,000, down nearly 10 percent year over year and about 3 percent month over month, while the median list price of $315,000 also moved down nearly 9 percent from January. Compared with the broader Las Vegas city figure of about $440,000, East Las Vegas offers lower entry points for buyers looking for value.
Supply has expanded compared with last year, with 57 homes on the market in February and inventory up more than 46 percent year over year, even as it slipped about 7 percent from the prior month. New listings rose slightly, up just over 2 percent year over year to 48, and pending sales climbed more than 28 percent, signaling steady buyer interest. Looking ahead to March, projections show typical values dipping to about $295,500 with inventory edging to 55 homes, which may further support price‑sensitive buyers.
