Homes in East Las Vegas are taking longer to sell in this rolling three-month view, with the median days on market up to 63 days and sharply higher than a year ago. That slower pace contrasts with parts of the broader Las Vegas city market, where months of supply is slightly lower at 3.9 compared with 4.9 locally, signaling relatively more inventory in this neighborhood.
Prices have generally trended upward over the past year even as the pace has cooled. The typical home value is about 4 to 5 percent higher than a year ago, while the share of homes selling above list price has climbed to roughly one-third of sales.
