Homes in Downtown Las Vegas are taking time to move, with properties spending a median of about 121 days on the market in February 2026, more than double the pace of a month earlier. Even with this slower pace, the area still leans toward a seller’s market, with a market gauge reading of 36.
Prices are edging higher as homes sit longer. The typical home value is around $385,000, up 6.35% from a year ago and 7.52% month over month. List prices are rising more gradually, with the median list price at $410,000, about 2.79% above last month.
Supply and demand are both lower than a year ago, with only 113 homes on the market and 62 new listings, each down more than 50% in annual terms for new listings and pending sales. Inventory has ticked up slightly month to month, and projections suggest about 115 homes for sale and a typical value near $398,462 in March 2026. Compared with the broader Las Vegas city, Downtown homes are less expensive than the citywide typical value of $440,000, and roughly 20% of sales still close above asking, with an average sale-to-list ratio near 0.96.
