Homes in Downtown Las Vegas are taking longer to find buyers in this rolling three-month view, with the median days on market up sharply year over year and now at 87 days. Despite this slower pace, time on market has improved significantly since early spring, dropping from nearly 200 days at the end of March.
Prices have softened compared with a year ago. The typical home value is down about 7% year over year, and the median list price has also edged lower over that period. Sellers are still getting close to asking, with an average sale-to-list ratio around 97%. A smaller share of homes is selling above list price than a few months ago, signaling that buyers have more room to negotiate.
Supply has expanded relative to demand, with months of supply up more than 25% from last year to about 9 months, well above the roughly 4 months seen across Las Vegas as a whole.
