Mesquite’s rolling three-month numbers point to cooling prices but steady activity compared with a year ago. Typical home values are down a bit year over year, and the median list price has slipped by a larger margin. At the same time, the share of homes selling above list has inched up from last year, signaling that well-priced properties can still attract strong offers.

In the latest rolling period through May 2026, the typical home value sits around $385,000, with a median list price near $396,000. Homes are taking longer to sell, with a median of 65 days on market and about 5.9 months of supply, which indicates more options for buyers than in tighter periods.

Activity levels have picked up, as homes sold are up about 9 percent year over year and pending sales have climbed nearly 18 percent, even though new listings have edged down. Active inventory has grown modestly over the past year, and the average sale-to-list ratio of about 97 percent shows that final prices are usually close to asking.
