January’s finalized data reported the typical value of a home in the city to be $1,230,500—up 24.28% over the previous 12 months. For comparison, county-level data pegged home values at $435,000 in Clark County for the most recent reporting period. That number is expected to float around $430,000 in February.
Summerlin South had 69 new listings and 64 listings that went under contract in January, decreasing the area’s total available inventory to 214—down 4.89% from the previous month. Inventory is projected to have further decreased in February.
Of those 214 active listings, 26.64% reduced their price in the month of January. The median listing price for homes in Summerlin South grew 22.01% from December to January, bringing the current median listing price to $1,037,000. Based on projected data for February, listing prices may continue to grow.
